The Brief

Real estate agencies in Athens entrusted Vivestia with creating Virtual Reality showcases for three newly listed, high-value residential properties. The main objectives were:

  • To increase engagement and visibility of the listings through cutting-edge 3D Virtual Tours.

  • To allow international buyers to explore the properties remotely.

  • To overcome the challenges of presenting empty interiors by highlighting layout, scale, and flow in an immersive environment.

Each of the properties featured:

Our Approach

We designed a complete VR capture strategy, optimized for real estate sales, and tailored to each property’s architecture and layout. The process included:

  1. Pre-Shoot Property Analysis: We mapped out the most efficient capture points to ensure seamless walkthroughs from floor to floor and room to room, despite the lack of furnishings.

  2. Technology Utilized:

    • Matterport Pro2: Ideal for interior precision and color-accurate imaging.

    • Matterport Pro3: Used for exterior entries and staircases, offering LiDAR-enhanced detail and depth, crucial for larger-scale environments.

  3. VR Model Creation: Each tour was constructed to highlight structural features, volume, and navigation ease—essential when furnishings are absent. Labels and tags were incorporated to provide viewers with contextual cues (e.g., “future master bedroom”, “ideal home office space”).

  4. Integration with Real Estate Platforms: We delivered fully hosted 3D tours, ready for embedding on listing pages, property microsites, and social campaigns. Realtors received branded and unbranded versions for different marketing channels.

The Results

The introduction of Virtual Reality Tours had an immediate and noticeable effect on the performance of the listings.
